Colliers International says new links will sharpen demand for space

Improved connectivity to Bristol, Wales and the West has re-energised Aztec West and extended its appeal to businesses across the region.

That’s the view of James Preece, Director of the Bristol offices team at Colliers International, who says that both the removal of tolls on the Severn Bridge and the newly launched M1 Metrobus service are likely to sharpen demand for space at the city’s premier out-of-town commercial location.

“The new Metrobus route will help ease connectivity to the city centre and South Bristol while the removal of tolls on the Severn Bridge will improve the commuting experience for those living in Wales,”

says James Preece.

“Aztec West already offers unrivalled amenities for staff and a range of modern and refurbished space. Now it will benefit from Metrobus services every ten minutes to Parkway and Cribbs Causeway.”

With just one suite remaining, the 15,000 sq ft 2540 The Quadrant scheme is typical of the refurbished office accommodation available at Aztec West.

Hannah Waterhouse Director at JLL’s offices team said:

“This modern two-story building offers highly specified space featuring a bike store and showers as well as well-maintained landscaped grounds and excellent parking.

“There is one suite left on the ground floor. The 4,650 sq ft open-plan accommodation would suit a high-quality occupier.”

Near neighbours include aerospace, defence, telecoms and financial services companies, as well as the University of the West of England and the Ministry of Defence.

Simon Tothill, Property and Development Director at Robert Hitchins Ltd., which owns Aztec 2540, said:

“As the owner of Aztec 2540, which provides 15,000 sq ft of premier office space at the front of Aztec West, we very much welcome the opening of the M1 Metro route that links the business park with the centre and south of the city.

“What our tenants want most, apart from high-quality office space, are good transport links which mean easy access for their clients and a hassle-free commute for their staff. That’s what the M1 service provides for the South West’s premier business park. It’s an excellent new initiative.”

Robert Hitchins’ existing tenants at Aztec 2540 include Swedish bank Handelsbanken and leading UK housebuilder Bellway.
