Refurbished Babbacombe Bay Hotel on market with Colliers International

The handsome Babbacombe Bay Hotel in Torquay is on the market with Colliers International for £1,100,000.

Ed Jefferson from the firm’s Hotels team said while many hotels had updated their bedrooms, restaurants or bars, Babbacombe Bay Hotel was unusual in that the owners had refurbished the entire property, from the popular café bar on the ground floor to the panoramic roof terrace.

He said:

“Our client acquired the building in 2013 and embarked on a total restoration programme. He now wishes to enjoy a well-deserved retirement and so this fabulous hotel is on the market once again.

“With ten en-suite letting rooms, super facilities including a roof terrace with views of the bay, a one-bedroom apartment for staff and an immaculate suite for the owner, this distinctive sea-front property is sure to attract interest.”

Originally opened in 1846 and operated as a coaching inn called The Regency, the hotel is situated on Babbacombe Down Road and overlooks the beaches of Oddicombe and Babbacombe.

The ground floor café has bi-folding doors opening on to the patio. There is flexible seating for up to 48 covers inside with a further 40 on the patio.

The letting bedrooms are situated on the first, second and third floors and include four doubles, four large suites and two large suites with adjoining twin rooms which are ideal for families.

Ed Jefferson said:

“The owner’s suite maintains the same high standards as the guest areas with a large living room with stunning sea views, kitchen and double en suite bedroom.

“The roof terrace is understandably popular with residents, offering 360 degree views over the bay.”

Situated in the heart of the English Riviera, Babbacombe has excellent road and rail links to Torquay. It is 18 miles south of Exeter and 28 miles from Plymouth.

“The Torquay area has been a favourite with holidaymakers for several hundred year, with its own mild climate which encourages year-round visits. On a clear day you can see all the way along the coast to Portland Bill.”

Ed Jefferson said the hotel’s trading profit showed net sales of £633,466 for the year ended April 2017, and that there was scope to expand the business in a number of ways, including opening the café for longer hours.

“The property is operated as a lifestyle business and we believe owner-operators able to take a more hands-on approach could improve profitability levels,”

he said.

“This is a handsome, elegant and tastefully refurbished hotel with lovely rooms and fine views. Visitors to this area of the English Riviera will not be disappointed.”
