St. Modwen gets green light for next phase of Burton Gateway development

National developer St. Modwen has been granted planning permission for the second phase of development – more than 100,000 sq ft of industrial space – at its 1 million sq ft Burton Gateway commercial business park, one of the largest warehouse developments in the Midlands.

The application for three units offering 54,000 sq ft, 40,000 sq ft and 25,000 sq ft of warehouse space, suitable for storage, distribution and general industrial uses, has been approved by East Staffordshire Borough Council.

The plans follow the successful letting of the 87,000 sq ft first phase unit at Burton Gateway, which has been let to global logistics experts Hellman Worldwide Logistics on a 10-year lease.

Ian Romano, head of commercial Midlands and North at St. Modwen, said: “The letting with Hellman Worldwide Logistics showed there is good demand for high quality, well-connected warehouse and employment space across the Midlands, and this second phase of speculative builds will further satisfy that growing need.”

James Clements and Katie Aitchison from joint agents Knight Frank and Savills, said: “Phase 2 at Burton Gateway demonstrates a significant level of investment in one of the Midlands’ key strategic employment sites. It is great to see St. Modwen addressing the shortage of high quality mid box warehouse space that has been evident in the past 12 months.

“The new development will give local and regional businesses the opportunity to expand within the local area, and will also provide much needed last mile delivery space for national retailers and distributors.

Work on site is expected to start in February 2018, with completion in autumn 2018.

Formerly a 280-acre wasteland, St. Modwen carried out extensive highway works to support the regeneration of the area and, in turn, develop a key location for commercial and residential development, having worked with the local authority and stakeholders.

Strategically located adjacent to the A38 at the entrance to Burton-upon-Trent, Burton Gateway offers good links to the M42 and A50. Nearby occupiers include Pirelli, Unilever, Boots, Rolls-Royce, Tesco and Toyota.
