Delph Property Group is offering investors that want to capitalise on the booming Manchester property market a new opportunity with the arrival of its latest high-spec city centre development, The Hallmark.

With city centre rental growth predicted to reach 20.5% in the next four years, plus a widely-reported undersupply across Manchester’s housing market, the 15-storey development will help meet an increasing demand for high quality accommodation.

Properties at The Hallmark will have a boutique hotel feel and will be some of the highest spec available in the city. The 145 apartments will go on sale off-plan in June, with construction due for completion in 2019.

Critically for investors, only a 10% deposit is needed to secure an apartment which is lower than the 30% or more required by many other developers. To guarantee purchasers’ security, the deposit will be held by solicitors as stakeholders until completion of the development.

The Hallmark is located in an established residential area in the Green Quarter close to Victoria Station, a busy commuting point for many of Manchester’s 1.4 million workers.

Prospective investors are invited to take a virtual reality tour of the development at its launch weekend on 23rd–25th June, where VR headsets will allow exploration of the apartments down to the finest details of fixtures and fittings. Monthly viewing appointments will then be available to interested parties.

Richard Forman, Head of Sales and Marketing at Delph Property Group, said: “The property market in Manchester is growing quickly but consistently. In fact, the city has experienced some of the strongest house price growth in the country, rising some 6.4% in 2016 – far outstripping London and making it an ideal investment opportunity.

“The strength of our business means that we’re in the position to be able to offer a much lower deposit than many other developers in the city, which is also fully secured. The opening weekend will give investors a chance to take a detailed virtual reality tour of what The Hallmark has to offer and we’d encourage anyone interested in the opportunity to register their interest now.”

Prices will start from £175,000 for one-bedroom apartments, which the developers anticipate should achieve a rental price of about £900 a month. The 93 larger two-bedroom, two-bathroom apartments are forecast to achieve about £1,260 a month in rent. Also on offer will be three three-bedroom, two-bathroom apartments.

Richard Forman adds: “Not only do these apartments represent an exciting opportunity for investors, they will exceed customers’ expectations of city centre living. Many of them have private balconies or terraces and the high-end communal areas are thoughtfully designed so that people feel like they’re entering a boutique hotel - features we know busy workers want from their homes.”
