Less than a year after unveiling plans to build 13 brand new homes in a South Gloucestershire village north-east of Bristol, Cotswold Homes reports that more than half of the properties have been sold off-plan already.

The Richmond Grove scheme in Richmond Road, Mangotsfield has been designed by the Yate-based housebuilder to echo the external appearance of nearby old-established villas.

The ‘kerb appeal’ has proved to be a draw and when potential buyers have inspected the showhome many have been enthused by the innovative interior design and twenty-first century layout and facilities.

‘An unusual concept on the ground floor of each house has been acclaimed by purchasers,’

reports Terri Hayes-Pugh, Cotswold Homes’ sales and marketing director.

She explains:

‘We recognise the need for versatile accommodation so have planned the full-width room at the front of the house to be used as a spacious lounge or a family room.

‘In turn, the lounge on the first floor which, in some of the houses comes with a Juliet balcony and French doors, could easily become an additional bedroom if needed by a growing family or to meet the needs of changing lifestyles.’

Cotswold Homes’ no-hidden-extras policy, which has played a key role in attracting buyers at Richmond Grove, means that the purchase price includes the ‘big five’ fully-integrated appliances – oven, hob with a feature hood, fridge-freezer, washer-drier and integrated dishwasher – as well as several other features included at no extra cost.

These range from semi-pedestal basins to maximise floor space in bathrooms to chrome towel rails and contemporary vinyl flooring as well as stylish fixtures and fittings.

Planned to maximise the use of space and natural light, the new homes have open-plan kitchen-dining suites with French windows opening on to ready-turfed and enclosed gardens, each with an external water tap.

The homes feature plenty of storage space and at first floor level they include Juliet balconies.

Terri reports that visitors to the fully-furnished showhome are not just saying that they love the versatile approach but proving it by producing their cheque books and paying deposits.

‘Consequently,’

she says,
‘with only a few properties still available to buy, potential purchasers will need to move swiftly to secure one of them.’

Staff in the on-site marketing suite open seven days a week can provide information about the ways Cotswold Homes can ease the financial aspects of buying a new home.

Many buyers at Richmond Grove already have been tempted by the Government’s Help-to-Buy scheme which, explains Terri, is not just for first-time buyers.

‘It enables purchasers to acquire a new home with a deposit of just five per cent,’

she explains. (Terms and conditions apply – visit www.helptobuy.gov.uk).

Also appealing to buyers is Cotswold Homes’ popular GameChanger scheme which could include Assisted Move and help with moving costs or carpets. (Terms and conditions apply – ask for details).
