Flexible office space in demand on North Bristol fringe

The shortage of new accommodation on Bristol’s northern fringe will continue to focus business interest on flexible, refurbished offices with good transport links, according to the latest research by global real estate advisor Colliers International.


James Preece, National Offices Director at Colliers International, says the out-of-town market bounced back towards the end of 2018 which pushed rents to around £22.50 per sq ft, and that availability was 17 per cent lower than 2017 levels.


“Diminishing supply continues to dominate the out-of-town as well as city centre markets. Total out-of-town availability stands at 410,000 sq ft,”

commented James Preece.

“The lack of new space coming on to the market should fuel strong rental growth through the rest of 2019.”


A good example of the high quality refurbished office space on the market is 3110 Great Western Court, Parkway North. Located adjacent to Bristol Parkway station, this two-storey office building is also close to the newly launched MetroBus link, which connects to South Bristol and the city centre.


James Preece added:

“The new link has increased the public transport options even further for Great Western Court, which is already within walking distance of Bristol Parkway Railway Station.”
